James LUCAS - Will 9 May 1489

James Lucas 9 May 1489. To the two parish clerks 8d.
   Wife Joan all her household things, which she had before our marriage, also 2 cows, 2 young pigs one great brass pan, girdle with silver mounts & all my grain growing & not sown. Stephen Colyn to have my great pot & one trivet. Son John my horse, a cart, 2 great andirons & the great washing tub (lavacrum). Residue of household things to my children, William, John, Stephen & Joan, equally between them. Feoffees: Thos Buntyng, John Adowne, Wm Brokhill.
   Wife Joan my chief tenement for ten years & then if unmarried Joan to have one small workshop (opellam) with two rooms on the west side of my chief tenement with a kitchen-garden (ortus herbare) there, one tovet (½ bushel) of corn, hemp & other seeds & at her death to son John.
   Son John my chief tenement except as before assigned to Joan, 2 acres at Westbroke, one acre & 2 rod of land at Lydebrok near the lands of John Breggs.
   Son William my tenement in which John Hystede now lives, extending to the pasture of my chief tenement & the road within the gate of the chief tenement to carry & remove, with access to the spring (tons) of the chief tenement to obtain water there, & with son William to repair part of the gate & spring when necessary; also 2 acres of land in Holefield with 12d coming yearly from the Wind Mill (molendinum ventriticum) of John Breggs situated at Lydd and to his heirs for ever.
   John Hystede (he was parish clerk from 1474) shall dwell in the tenement assigned to son William for one whole year after my death on condition he pays to William my son half a year’s rent.
   Son Stephen when 18 to have the tenement in which now lives
   Thomas Godfrey junior, & Stephen to be in the custody of Wm Lucas until of that age. One acre and a road at Rypisend & one acre & half called Wellese at Westbroke to be sold to pay debts, expenses etc. Executor: Wm Lucas my son. Witnesses: John Adowne, Thomas Godfray, butcher, Wm Brokhill.
