In the name of God Amen. I Ser William Pecche Kynght being in full mynde and lying on my dede bed the viij day of Aprill the yere of the Reign of King Henry the vjjth the ? ordeigne and make my testament and my will in fourme following. Furst I bequethe my soule to Almyghty god our Lady and all Saints my body to be buryed in my parisshe churche of Saint Botolph And I woll that all my dettis be truly paide and all ?inuryes and wrongs doon by me be amended and reformed by the advice of myn executours.
   Item. I woll that my doughter Elzabeth have a C ?Mark to her marriage to be paide by the hands of myn extours the day of marriage. Item.
   I bequethe to Artour Holbrok my ? xli yerely for terme of his life going owt of my ?manor of Lullingstun. Also I bequethe to Jane Badcome my servant xxs.
   The residue of all my goods and catallis not bequethen I woll them to be disposed in almes deds of charite by myn extour whome I name John Pecche. Also I at this ? meadnulle all other testamentis and willes made or spoken by me at any season afore this time And now where Richard Page and Thomas Sybile being at this day infeffid in my manor of Lullingston with the apportennce and of all other manors londes and tenements and ? lying and being in the Countie of Kent to thuse and behofe of John Pecche and of his heiris as it was declaryed by me to the said Richard and Thomas upon the state by me and William Cressell to them deluyd. I the said Ser William require and charge the forsaid Richard and Thomas as they woll annswere afore God to make astate to John my sonne according to thentent aforerehersid at suche time as the said John Pecche shall require them so to do. Also I woll that all souche meases howsnys rentes and tenements as I or any other to my ? at this day have ?witnessed in the Cite of London or the suburbs of the same that all the said meases places howsnys Rents and tenements with thapptemes shall ? incontment after my discease remaing to John Pecche to have to him and to his heires for ever. 
   Item. I woll that all my feoffs and eayche of them being feoffid in all my landis and tenements being and lying in the shire of Surrey stond and be as feoffs to thuse and behofe of the aforenamed John Pecche and his heiris And them and eaych of them I require to make a state of the said londes and tenements to the said John Pecche and to his heires at suche time as they shall be by hym required.    Probate Lamehith 20 May [1488] by oath of Arthuris Holbroke Johis Spede Johanus Williamson and Sir Wm. Dalton capellain ac. approbatum and com adm. Johanni Pecche executor.
